Sold the house!

We listed our house in late April. The first couple that looked at it made a low ball offer, which we refused. They have come back several times and made a new offer every time. They really want the house.

Finally, we excepted. I wish we knew how to sell the house ourselves and skip the commission. The real estate agents made far more money on the house than my husband did, even after working on it full time for a year. Don't get mad at me RE agents!! Our gal did not even have to advertise it once! My husband is known for his quality work, so he does everything himself.

Anyway, we have the closing at the end of this month. This is a spec house, hubby is a builder.

    Congratulations on the sale! I would think twice about using an agent who did not advertise my house. We have only sold 2 properties, both personal residences, and each time our agents worked really hard to sell them for us.

    Very good! I sure would love to see one of your houses some day. I know that part of Georgia is pretty--and very different than southern GA, the only part I've visited.

    Congratulations on selling the house quickly. I hope the economy continues moving forward. I wondered if you use the same realtor? Your listing's agent commission is negotiable before you sign the contract and if the buyer is an existing client one agent retains the total fee. You can ask for very specific services from your realtor common to your region. For example, agent cavalcade or open house for realtors, specific number of hosted open house for perspective buyers, internet listing with 'X' photos by a professional photographer, featuring your house on realtors internet page for 'X' days, photo and non-photos promotion in your area's RE newsletters/magazines, advert in newspaper RE listings etc.

    We've always had 3 realtors bid on the listing and requested a detailed outline of how the listing price was determined. If it's not priced correctly the house will either languish to the point of being stale or sell too quickly having eft money on the table...ouch.

    Since buying a house usually the most expensive thing most people buy it's understandable that the feel they need a realtor to get them through the process . The research says most buyers feel really uncomfortable negotiating directly with the seller via their agent.
